TITLE is a term that includes all of your legal rights to own, use and sell a piece of land. The title reflects all previous ownerships and transfers, including rights previously granted by other parties, such as mortgages and easements.

Title Insurance:
Owner's Coverage: This protects your rights, as the buyer, against hidden hazards that can cause title problems which threaten ownership. This is a one-time fee that insures you and your heirs for as long as you own the property. Your title insurer assumes responsibility for all legal expenses to defend the title to your property if it is ever challenged.
Lender's Coverage: Most lenders require mortgage title insurance as security for their investment in real estate, just as they may call for fire insurance and other types of coverage as investor protection. When title insurance is provided, lenders are willing to make mortgage money available in distant locales where they know little about the market.
NOTE: A lenders policy is only good for the length of your loan. A new policy will need to be purchased when/if you refinance your home. However, a reissue rate may apply.
Closing Services: Real Estate closings can be overwhelming. Our professional staff will walk you through the process, explaining all documents and answering any questions.
Abstracting: This is an alternative to title insurance. Our licensed attorneys and abstracters will research the legal title to your property and render an abstract history.
Title Searches: This process should be handled by a professional title abstracter, and includes verification of the owner of real property by carefully reviewing public land records. Be sure to use our Title Search order form if you would like our assistance.
Title Opinions: This is another alternative to title insurance. Our licensed attorneys and abstracters will research the legal title to your property and render a Title Opinion based on our review of the County records.
Earnest Money Contracts/Purchase Agreements: We draft contracts to directly address the circumstances of your transaction.
